5-Gate Certification is Ascension's screening process a seller must pass before an appointment reaches a team's calendar: (1) property ownership verified, (2) real motivation articulated, (3) a specific 30/60/90-day timeline, (4) decision authority confirmed, and (5) a confirmed appointment on a confirmed calendar. Every certified appointment then passes an additional 2-Layer Blind Verification, so agents only meet sellers with proven intent.
Cost per closed deal is the total marketing and appointment spend divided by the number of transactions it actually produced — the real number that pays the mortgage, as opposed to cost-per-lead, which Ascension considers a vanity metric.
